Acoustic compliance for apartment building gyms

The single biggest cause of body corporate gym disputes is noise transmission to units below. Here is what works - and what doesn't.

15mm rubber tiles - the baseline

High-density 15mm rubber (62 Shore A or higher) absorbs impact noise from dropped dumbbells, treadmill footstrike and general training movement. The minimum spec for any apartment building gym on a suspended slab.

20mm tiles for heavy lifting zones

Where Olympic lifting, deadlifts or heavy dumbbell drops happen, double up to 20mm in those zones. The extra mass dramatically reduces low-frequency vibration that 15mm alone cannot fully absorb.

Acoustic underlay for upper-floor gyms

For gyms above residential apartments on suspended concrete slabs, we recommend a 6-10mm acoustic underlay under the rubber tiles. Standards-compliant assemblies typically achieve impact noise reduction sufficient for residential adjacency.

Equipment selection matters

Air bikes, magnetic-resistance treadmills and pin-loaded machines run far quieter than air-resistance rowers and free-weight platforms. We design the cardio mix around your building's acoustic constraints.

Rules of thumb that work

Place heavy equipment over structural beams not slab spans. Keep drop zones away from shared walls. Use felt pads under power racks. Avoid concrete-direct mounting where possible.

Can residents use the gym safely without supervision?

What if our building already has a gym that's underperforming?

Common. The two patterns we see: (1) Cheap domestic equipment installed in an unsupervised commercial setting - typically 12-18 months in, things start breaking. We can audit the existing equipment, recommend what to keep and what to replace, and provide a phased upgrade plan that body corporate can fund through annual levy budgets.
